At first glance the 3,000 sq ft, 1920’s warehouse in San Francisco’s coveted South Park neighborhood was immediately familiar, likely the same builder as the warehouse

Zack | de Vito’s own office had been in for the past 15 years, a block away.  The project was a DesignBuild, full-gut rehabilitation, and conversion to a high-tech office.  Our client, the building’s owner, wanted to build a creative, vibrant space to cater to a modern tenant.  After commitment from a hi-profile Silicone Valley VC firm early in our design process, we then had two clients to engage with to fulfill a well-defined program mandate. 

The plan was simple; a public focused “storefront” entry with a kitchen and lounge, satisfying the Planning Department’s “Active Use” requirement, a core with bathrooms and two glass enclosed conference rooms flanking a hallway leading to an open office space.  The hallway’s ‘Y ‘- shaped section is designed to accommodate the large, existing skylight, flooding the hall and conference rooms with natural daylighting.  The second floor has a large boardroom opening to a 1,000 sq ft roof deck.  The roof was rebuilt to accommodate the added load of the roof deck, with new walkable skylights.  The old roof framing was milled into flooring, stair treads and the wood lath cladding the conference rooms. This creative, adaptive re-use project is simple and detailed, honoring the building’s strong bones and seamlessly knitting old and new for an earthy, hand-crafted feel to the design and detailing are functional, yet highly adaptable space for future occupants.

As a DesignBuild project Zack | de Vito provided design, construction and custom fabrications, with a collection of our “signature” open steel stairs, custom gates and similar fabrications and details throughout.
